Alfred Litman has been practicing law in New York for more than three decades, with a long record of accomplishment in a wide range of real estate and commercial matters. A skilled draftsman, he has negotiated complex commercial leases, purchase and sale agreements, asset sale agreements, non-competition agreements and various other types of agreements that our commercial clients require. In residential matters, such as the purchase and sale of multiple dwellings, cooperatives and condominiums, he represents his clients with the characteristic zeal that he brings to commercial matters. His organizational skills have served his clients well in complicated matters such as multiple party 1031 exchanges. He provides sophisticated, real-world counsel to locally based and international companies conducting business in New York.

The knowledge he has acquired over the course of his career, combined with his attention to detail, has led his clients to seek his advice, guidance and representation in diverse array of legal matters. Some of these have included

  • Promoting or opposing municipal licensure in a broad range of situations ,
  • Representing a party in a dispute concerning the allocation of, and payment for, the operating expenses of a one million square foot demised premises,
  • Serving as trial counsel in both an arbitration and a court hearing to determine the fair market value of midtown Manhattan commercial real estate property,
  • Serving as counsel in a dispute to determine the respective rights of contiguously situated Upper East Side town houses.

Mr. Litman provides regular advice and counsel to many real estate companies concerning lease administration, the management of capital projects and the recovery of the costs of such projects.  Because he stays current, his practice includes the negotiation of contracts concerning new technologies like the rooftop installation of communications equipment and the installation of emergency power sources.
